When you have a listing, the Input Listing Form will help you organize the information — specifically the features of the property — before you actually begin to enter all of the listing information. Ideally, you want to email this form to the seller, leave a copy with them for them to complete, or you and the seller can work on completing the Features Sections. The seller obviously knows more about the property than you do, so either have them complete it or complete it with their assistance. Be as thorough as possible when completing the Features sections of this form. It is better to include all of the property features & details so that the listing can easily be found when buyer’s agents search for homes with specific criteria when searching for homes for their clients. For your records, you don’t necessarily need to complete the form in its entirety; as mentioned, though, do complete as much of the features section as possible.
The sections marked with an asterisk * must be answered. The Basic Information and Features sections are the sections that the owner should complete. If there are any questions that they don’t know, they can leave it blank.
The property description can be completed by you, unless the seller wants to complete it themselves. However, we have to be careful that Fair Housing and Discriminating comments are not included. Please consult with your broker if you have concerns about this.

The National Association of Realtors Code of Ethics is aimed at helping all of us understand the duties and responsibilities that we must adhere to so that we may continue to deliver professional services to all involved in the sale and leasing of real estate so that we can all remain in compliance and stay out of trouble.
As new (and seasoned real estate agents) it is imperative that we become familiar and regularly review the Code of Ethics.

Statement of Information (S.I)
This is the form that buyers and sellers are required to complete in full and submit it to escrow as soon as escrow is opened so that, if any problems arise because someone else has the same name as the buyer or seller, major financial records are found, etc. these issues can be resolved quickly.
Have the buyer or seller download this form to their computer and have them personally email or deliver it to escrow as soon as possible.
Agents are not to keep or ask buyers or sellers for a copy of this form for any reason as this form contains personal information.
